Buildings insurance covers the fabric of the property, the walls, roof, floors and permanent fixtures, against things like fire, flood, storm damage and subsidence. Most lenders make it a condition of the mortgage offer, so it needs to be in place by the time you complete.

You don't have to take the policy your lender puts in front of you. We'll compare cover across the market and check the rebuild figure is set sensibly, so you're not underinsured and not paying for cover you'll never use.

The loan, plus interest, is usually repaid when the property is sold after you pass away or move into long-term care. As equity release reduces the value of your estate and may affect inheritance and certain benefits, professional advice is essential before proceeding.

Second Charge Loans

A second charge loan lets you borrow additional money against the equity in your home without changing your existing mortgage. Instead of replacing your current mortgage, the loan sits alongside it, meaning two separate monthly repayments. This can be useful if you have a competitive mortgage rate, would face early repayment charges by remortgaging, or need funds for home improvements, debt consolidation or other major expenses. As the loan is secured against your property, it's important the repayments remain affordable, as your home could be at risk if you're unable to keep up payments.
